Standard turnkey at PKR 5,500/sqft and premium turnkey at PKR 7,500/sqft sound like the same product with a different label. They aren't. The PKR 2,000/sqft delta breaks down into seven specific upgrades.
The seven differences
1. Flooring (~PKR 400/sqft)
Standard: local porcelain tile (Master, Sonex, Tuscany). Premium: imported Italian or Spanish porcelain, or natural marble in living areas. The cost difference per sqft is 3× to 5×.
2. Sanitary fittings (~PKR 250/sqft)
Standard: Master Sanitary or Porta. Premium: Grohe, Hansgrohe, Roca, or Kohler. A premium kitchen mixer alone costs PKR 35,000+ vs PKR 6,000 for a standard local one.
3. Doors and windows (~PKR 300/sqft)
Standard: solid-core engineered doors, 1.2mm aluminium-frame windows. Premium: solid hardwood doors (mahogany or imported teak), thermal-break aluminium with double-glazed units (DGU).
4. Kitchen and wardrobes (~PKR 350/sqft)
Standard: local UV-finished MDF cabinetry, basic hardware. Premium: imported acrylic or veneered MDF, soft-close hardware (Blum or Hettich), full-extension drawers.
5. Electrical fittings (~PKR 200/sqft)
Standard: Pakistan Cables wiring, local switch plates (Clipsal/Schneider), basic LED lights. Premium: 99.9% copper wiring throughout, Schneider Avatar or Legrand Arteor switches, recessed lighting with dimmer circuits.
6. Paint and wall finishes (~PKR 200/sqft)
Standard: ICI Dulux or Berger emulsion. Premium: textured wall finishes (stucco, Venetian plaster) in feature areas, premium paint everywhere else.
7. HVAC and automation (~PKR 300/sqft)
Standard: split-AC, ceiling fans, basic intercom. Premium: VRF or VRV multi-zone AC, smart-home automation (Daikin, Bose, Lutron), motorised curtains, smart locks.
Adding it up
The seven categories sum to roughly PKR 2,000/sqft. On a 6,500 sqft 1 Kanal turnkey, that's PKR 1.3 crore of additional spec — real, visible, every-day-of-your-life-you-notice-it differences.
Where the value compounds
Two of the seven categories (doors/windows and HVAC) are the ones that age best. A premium thermal-break window is 30% more energy-efficient and lasts 25 years. A VRF system runs 40% less electricity than equivalent split-AC. If you're staying in the house long-term, these two pay back. Imported tiles vs local tiles — that's mostly aesthetic.
The middle ground we recommend
Most clients don't need full premium. We run a "selective premium" build for clients on a PKR 6,200–6,500/sqft budget: premium doors and windows, premium HVAC, premium kitchen — but standard tiles, standard paint, standard switches. The visual and lived experience is 80% of full premium at 30% less cost.
