The calculator pulls from the actual 2026 quotes we're issuing right now across all 8 DHAs. The per-sqft rate band varies by city — Multan and Bahawalpur sit at the bottom of the band because of flat terrain and easier logistics; Islamabad-Rawalpindi sits at the top because of topography and labour rates.
For each plot size, we use a realistic built-area range (not the legal maximum, which most owners don't actually build out). A 1 Kanal grey structure typically gets you 5,500–6,800 sqft of built area, not the 7,425 sqft legal cap.
Basements add roughly 30–50% to the per-sqft cost for that portion of the build. Pools on 1 Kanal start at PKR 2.8 million fully engineered and run to PKR 4–5 million on 2 Kanal estates.
The output is a range, not a single number. Any contractor who quotes a single number on a multi-month build is bluffing — material prices move and the final tally always lands somewhere inside a window.

What's not in the estimate
- DHA charges and fees. Map approval fees, NOC fees, completion certificate fees. Typically PKR 1.5–4 lakh depending on plot size and city.
- Soil testing. A DHA-approved soil bearing capacity report runs PKR 40,000–60,000 per plot.
- Architect's fees. Bylaw-compliant drawings run PKR 150–250/sqft depending on complexity.
- Special site conditions. Heavy rock excavation, retaining walls on sloped plots, deep foundations for unusual soil — these add 5–15% to the grey-structure cost in some Islamabad and Karachi sites.
