A 1 Kanal turnkey built from overseas takes 14 months end-to-end. Here is exactly what happens in each month, what we email about, and what an overseas owner actually needs to do at each step.
Month 0 — pre-contract
You send us your allotment letter, CNIC scan, NDC, and a rough brief (size, finish level, budget cap). We send a written feasibility note within 5 working days with a quote band and a draft scope. Two-three WhatsApp video calls.
Month 1 — design and approval kickoff
Architect engaged, soil test scheduled, structural engineer briefed. We send weekly progress updates with sketches. You approve floor plan and elevations by end of Week 3. Soil report received Week 4.
Month 2 — DHA map submission
Drawings finalised, MEP coordination complete, fees deposited, map submitted to DHA Building Control. Standard 20 working days from submission to approval.
Months 3–4 — foundation
Excavation, anti-termite treatment, PCC, foundation rebar, foundation concrete. Weekly site videos via WhatsApp. Two-three short calls per month. You sign off on each milestone in writing.
Months 5–7 — superstructure
Columns, beams, slabs cast floor by floor. Curing windows of 14–21 days between each slab. Brickwork progresses in parallel with columns. End of month 7: roof slab cast.
Month 8 — grey completion
Plaster, roof waterproofing, MEP rough-in, boundary wall. Grey structure handover with a written certificate. You receive a full set of photos and as-built drawings.
Months 9–10 — first finishing wave
Doors and windows installed first. Then plumbing fixtures, electrical wiring, internal tiling. We send a finish schedule for your sign-off on every category.
Months 11–12 — second finishing wave
Kitchen and wardrobes installed. Bathroom fittings. Marble or granite in main areas. Paint priming.
Month 13 — final paint and snagging
Final paint coats, electrical fitting, light fixtures, door hardware, last-mile plumbing. We compile a snag list and work through it.
Month 14 — handover
Final clean, document handover, DHA completion certificate filed, keys delivered. We host a 4K video walkthrough on WhatsApp for owners who can't fly in.
What an overseas owner actually has to do
- Five document signatures (allotment, NDC, contract, scope deviations if any, completion).
- Twelve milestone sign-offs (after each major scope completion).
- Three site visits, if possible — at foundation, at roof slab, at handover. Optional but recommended.
- A WhatsApp call every 2–3 weeks.

Everything else — DHA paperwork, utility hookups, soil testing, structural design, day-to-day construction, vendor management, payments, snag-listing, completion certificate.
