Why DHAI-R is the most expensive
Three reasons stack on top of each other:
- Topography. Phase 2 and Phase 5 have meaningful elevation changes — 6 to 12 ft slope on a single plot is common. This requires retaining walls before the foundation pad can be poured. Custom retaining-wall design adds PKR 200–500/sqft on the grey cost.
- Labour. Mason and steel-fixer day rates in the federal capital area run 15–20% above Lahore. Foreman rates run 25% higher.
- Seasonal pause. Concrete needs to cure above 5°C, and winter nights in Islamabad routinely hit 2–4°C from late December through early February. We either pause pours or use winter additives (which cost more). Builds plan in 4–6 weeks of slower progress through winter.
